Selling Your Home

Thinking of selling your property? Preparing, staging, listing, and selling can be a stressful time for any homeowner, but knowledge is power and understanding the process and being prepared as far in advance as possible is the key to a successful sale. When you’re ready to list, we’d love to offer you a free listing presentation on how we would stage, market, and price your home. If you’re in the beginning stages of selling a property, here are the basic steps for homeowners and the process we take to sell your property.

Home Selling Tips

#1. Clean and de-clutter.

This should always be the first step for any homeowner considering selling. Now is the time to pack up about half the items in most cupboards, closets, pantries, and storage areas and since you’re planning on moving anyway, this is a good jumpstart on decluttering, cleaning, and packing.

You might consider a professional home cleaning service while your property is on the market. This will keep things clean during showings and will take this responsibility off of your plate. A good rule of thumb is not to make any mess that cannot be cleaned up in 30 minutes or less. You never know when you’ll have a last-minute showing.

#2. Neutralize.

You want to make the home as inviting as possible but still neutrally staged. Potential buyers don’t want to see your aunt Claire’s teacup collection or your sports memorabilia. They need to be looking at the house so the more generic you make the space, the more buyers you might appeal to. If you’re unsure of how to do this, browse open houses or model showrooms in new home construction developments. They have mastered the key to neutral staging so that it appeals to any type of buyer.

#3. Find the right agent.

The last thing you want to do is to give away the home at a lower price or overprice the home so that it sits on the market far too long. You need an agent that is well experienced in your neighborhood, the current market, and how to strategically price a home in order to get it sold. Markets can change from neighborhood to neighborhood, so it really pays to have an agent that is very familiar with the current market status. In hot markets it might be beneficial to underprice the home in order to get more offers at higher prices. Other neighborhoods may be selling quickly, and you can ask more for the home. Every home and neighborhood are different but using an agent that is experienced and seasoned is the key to pricing it correctly.
